Hidden renovation costs: how to make sense of a builder’s quote

Two builders can quote on the same renovation and return very different prices. That doesn’t necessarily mean one is expensive and the other is better value.

They may be pricing different things.

Before accepting a quote, make sure you understand the work included, the costs left outside it and the allowances that could change.

Compare the scope, not just the total

A useful quote should connect back to your plans and agreed specifications. Look for clarity about the work being completed, the materials being allowed for and the responsibilities of each party.

QBCC recommends comparing quotes on a like-for-like basis rather than deciding solely on the lowest price.

If one quote includes a task and another excludes it, their totals aren’t a fair comparison yet.

Ask about allowances

An allowance is not necessarily a problem, but it deserves a conversation.

Ask whether it covers a product you haven’t selected yet or work that cannot be fully priced at this stage. Then ask what happens if the actual cost differs from the allowance.

The aim isn’t to remove every unknown immediately. It’s to know which numbers are settled and which still need decisions or investigation.

Make exclusions visible

Useful questions include:

  • What is specifically excluded from this quote?
  • Which reports, approvals and consultant costs are included?
  • Are demolition, removal and site preparation covered where required?
  • Which selections still need to be finalised?
  • What circumstances could change the contract price?

Ask for the answers in writing so you can review them alongside the quote.

Know the difference between guidance and a final quote

At All Leonard Build, early budget guidance helps establish feasibility. A detailed fixed-price quote follows once plans and scope are confirmed, with a signed fixed-price quote before any build starts.

Client-requested changes and genuinely hidden conditions can still affect the price. Understanding that distinction is more useful than a promise that nothing could ever change.

The takeaway: the best quote is one you can understand, not simply one with an attractive total.
