Renovation delays and approvals: what to check before building starts

When you’re planning a renovation, you’re also planning your life around it. Work, school, family routines and possibly somewhere else to stay all depend on understanding the likely timing.
That’s why an unexplained delay can feel so unsettling.
Not every delay can be prevented, but early preparation can make the process easier to understand and help identify issues before construction begins.
Check the approval pathway early
The approvals your project needs depend on the proposed work and the property. Don’t assume that building approval, planning requirements and other permissions are interchangeable.
City of Gold Coast advises that approval requirements vary by the type of work, and that even some work not requiring building approval still needs to comply with relevant property and building requirements.
Your builder, designer and certifier can help identify what needs checking for your particular project.
Separate preparation from construction
Design, engineering, documentation and approvals take place before the onsite build. Ask for a timeline that recognises those stages rather than treating the first construction day as the start of the entire project.
At All Leonard Build, we coordinate consultants, documentation, required reports, certification and approvals as part of our pre-construction process.
Managing that process doesn’t mean we control every third-party turnaround or can guarantee an approval date.
Understand your own decision deadlines
Selections and design changes can affect ordering and scheduling. Ask which decisions are needed before construction and which can be made later.
Knowing those dates helps you avoid rushed choices and gives the team clearer information to plan around.
Ask what happens if timing changes
Before signing, discuss how a delay would be communicated, what it means for the program and how any contractual notices are handled.
Also think through your household’s backup plan if temporary accommodation or other arrangements need to change.
The takeaway: a useful timeline explains the stages, dependencies and uncertainties, rather than offering a date without context.
