What a realistic renovation budget looks like on the Gold Coast

Most renovation projects do not go wrong on site. They go wrong on the first page of numbers, when a budget is set on hope rather than real trade pricing. Getting that page right is the single highest value hour you will spend on your project.

Start with the scope, not the number

A budget only means something once it is attached to a defined scope. Before pricing, we walk the home, talk through how you want to live in it, and agree what is in and out. That way the number you receive reflects the project you actually want, not a generic square metre rate.

What sits inside a realistic figure

  • Design and documentation, including drafting and engineering
  • Pre-construction management, reports, approvals and certification
  • Construction, trades, materials and site costs
  • A contingency for the unknowns behind existing walls and floors
The cheapest quote is usually the least complete one. Compare inclusions before you compare totals.
