Choosing a builder

Who will actually manage your renovation after you sign?

You meet a builder, explain your plans and feel comfortable moving forward. Then you sign, and someone you’ve never met becomes your main contact.

For homeowners, that can feel like starting the relationship again just as the biggest decisions begin.

Before choosing a builder, ask who will be responsible for your project after the initial consultation, not just who will sell it to you.

Understand the team before committing

A renovation needs trades, design input and, depending on the scope, specialist consultants. You shouldn’t expect one person to do everything.

What matters is understanding how that team is managed and who remains accountable for bringing the work together.

Ask:

  • Who manages the construction program?
  • Who coordinates the trades?
  • Who checks the work as it progresses?
  • Who do I contact about a concern?
  • Will I meet the people responsible before construction starts?

Look for continuity

The details discussed early in your project matter. Your priorities, concerns and reasons for renovating should carry through into the build.

Ask how information moves from consultation to design, quoting and construction. Clear plans and documentation help protect that continuity, even when several people are involved.

What our approach looks like

At All Leonard Build, Marty Leonard is our Director and Lead Builder. He remains hands-on, regularly onsite and involved in coordinating trades and the program from quote through handover.

That doesn’t mean Marty is onsite every day or that you’ll only deal with him. Our team also supports design, pre-construction and client communication.

The distinction is that the builder involved in understanding your project continues to lead its delivery, rather than disappearing once the paperwork is signed.

Choose clarity over a vague promise

“Someone will look after you” isn’t as useful as knowing who that person is and what they’re responsible for.

The takeaway: choose a team whose responsibilities are clear before you commit.

Meet Marty and discuss your renovation or extension.
